energy classification??

Two of my clients have just recd this email from the agent their house is up for sale with.
Does anyone know if this is correct or who it applies to and what you have to do?

"Kindly please be informed that according to a new European law, all the properties in Cyprus should have a certificate stating the Energy Classification Type.

In light of this, for us to be able to advertise and market your properties, we would like to kindly ask that you supply us with the above certificate, as it is the responsibility of each owner to acquire it. "

Nigel, am I reading it right? If your house was built before 2010 you don't need an EPC when you come to sell it? ...

"The law requires an EPC inspection to be carried out on all homes that are built, sold or rented after January 1st 2010. EPCs can only be issued by accredited specialists of the Energy Service of the Cyprus government and they are valid for 10 years"

I don't understand your answer Nigel :-) My house was built before 2010. When I come to sell it do I need to get an EPC?

I think if you own a house built before 2010 you do nothing, After 2010 it was probably part of teh build? If you then rent or sell any house after 2010 you may need it. Thats how I read it anyway.
What i still dont know is is this law being enforced?

Yes - as it says in the article: "The law requires an EPC inspection to be carried out on all homes that are built, sold or rented after January 1st 2010."

It doesn't matter if the property was built in 1066 - you need to have an EPC when you sell or rent it.

The enforcement of the law is patchy - but one estate agent at the eastern end of the island wad fined for advertising properties without EPCs.
