Title Deeds

Hi Nigel, just a small query, we are delighted to say that in the last week we have attended the Land Registry in Paphos and paid for our title deeds, after making payment the lady informed us that we can collect the deed in approximately 2 months. Talking with a friend, he told me that one of his neighbours had paid for his deeds and after 12 months he is still waiting for them, is this possible, after all the various hurdles we have had to deal with is it still possible that they can be held up, your thoughts would be appreciated.

Once you've paid the Property Transfer Fees the property is yours and there shouldn't be any hold up with the deeds.

Your friend should ask his neighbour to visit the Land Registry to see what's causing the delay.

Hi we are in the UK and have received a letter (in Greek) from the Land Registry which apparently is telling us our deeds are ready and to pay within 60 days the transfer fee. Our dilemma is we are trying to find out when the 60 day deadline ends. Is this 60 working days or what. We want to pay for the deeds but there seems to be all sorts of hurdles being thrown at us in that we are told that another letter (identical) which is being sent by registered post to our home in Cyprus and this has to be signed for by us or otherwise the letter will be sent back to the Land Registry and we will not get the opportunity to come for our deeds. Another hurdle is we just can't get an answer from the land registry to ask the questions we need answering namely can we get one of our Cypriot neighbours to pay on our behalf. We are told that this is not possible because we have to come to pay in person. Given the price of flights at this time of year and given that getting time off work is almost impossible you can see where the dilemma lies. What we need is to hear from other people on this forum who have been in the same situation and how they fixed this dilemma and what is the truth about paying for our deeds. We just can't see that we need to be at the Land registry in person to pay for our deed when the deed will not be ready for another 60 days after payment and surely it would require both owners to be present to pick the deed up and payment can be made by anyone as long as the deed is paid for.

The 60 day deadline expires 60 days after the date of the letter.

You can appoint a lawyer (or anyone else) to act on your behalf under a Power of Attorney.

You do not pay for your Title Deeds - you pay the Property Transfer Fees. These are the local equivalent of the UK's Stamp Duty Land Tax (SDLT).

Once you have paid the transfer fees the deed will be prepared in your name and sent to you in the post.

Hi managed to get a translation of the letter from the Land Registry and it would appear that you have to wait 60 days from signature of receipt of the letter. Ours has apparently arrived by registered post and signed for by a neighbour so we have 60 days from today. (this letter is officially stamped). Can you please let me know if it is possible for us to pay for the transfer fee over the phone from the UK and once we have paid the transfer fee and the 2 months start from payment is it then that we have to collect our deed or can we collect the deed when we are flying out in December?

I don't believe you cn pay over the phone, check with the Land Registry - they may be able to help.

If you cannot pay over the phone you can appoint a lawyer (or anyone else) to act on your behalf under a Power of Attorney.
