Communal Repair - All owners pay?

We have a communal pool which has developed a problem and will cost approx €1000 to fix. As the Management Committee we havent enough funds, so can we ask each owner to pay a share of the repair (there are 30 apartments).

Yes you can but actually getting them to cough up is a whole different thing!

Yes. I suggest the Management Comittee establishes a sinking fund to pay for any future repairs and unplanned expenses.

We have just increased our contingency pot by 5% to 15% as we know that the pool liners (x2) which are 10 years old will very soon have to be replaced & we'll need to be in a position to do the work without delay.

Owners have to understand that living in a complex means that you MUST pay sometimes for things that you don't actually use! We have owners who have said "I never use the pool" & "I only use the apartment for 2 short holidays every year" & "I don't use the car park, my car is left on the road" & "I'm not receiving any rent as I can't find a tenant". All are personal matters, not to be confused with communal responsibility!

Slight change of location.
We have a flat in a grade two listed building in the UK. Two years of scaffolding and £170000 (total cost) later English Heritage and the local council are happy.
Our management agents are very unforgiving. Pay up or go to court. But that is the UK.
