Long term rental

Hi all
Are any of you who are long term renting able to recommend any agents to approach. We are looking to rent for 12 months from 1st December

Equally important .....are there any agents to avoid?

So frustrating to scroll through lists of property and find them all rented........suspect it's the agents leaving properties on their sites to make it look as if they have lots of property available when in reality they appear to have very little actually available

When we rented out our house in 2010, we used Mr Rent (mrrent dash paphos dot net) and we were very pleased with them.
They are still trading now (well, the website is still there!) so guess that must be doing something right.

I have 2 rentals of my own and generally find my tenants through friends and word of mouth however I will send you some info by Private Message on here.

Most agents are the same at the moment , it appears rental property's are in demand . All you can do is give your details to as many as possible and they will call you when something new comes in .

I have pm'd you a list of agents that I have compiled over my time here .

One way tickets booked.......car in a container.........nowhere to live yet!

Something will turn up!

Kouklia is our preferred destination , it has a real village feel about it

The main issue with already rented properties still appearing on websites is that agents in Cyprus, tend to share property sales and lettings details between each other and make an agreement to split the commission on the sale/rent between them. Unlike UK where most property owners tend to list only with a single agent.

So basically, unless the seller/agent who actually has the original property on their books informs the other agents - they don't know the property has gone until they receive an enquiry and contact the initial listing agent.

The best way is through a private rental and deal with the specific person....

I came to Cyprus in January (about 10 weeks before our one way flight reservations) specifically to look for a rental property. Arrived Weds evening, started the search on Thursday morning and found a suitable property with a private landlord on Saturday (after spending 2 days with agents) out of the Cyprus Mail. Went back and paid the deposit/signed the contract on Monday afternoon and back to UK on Weds.

We spent 12 very happy years in that rental property :D

Just a suggestion -

Look on Holiday Lettings or another similar site and get a maybe three week (?) booking in the area that you are considering (I'm sure there will be plenty of 'holiday properties' available in early December)

That way, you will have a base to work from while you decide on your preferred property.

I agree with the last two posts - arrange holiday accommodation for a couple of weeks, hire a car and drive around the area where you want to live. You will see boards and banners on houses, and posters in shop windows. My understanding is that there isn't much rental property available in Kouklia, so you may have to expand your search to other nearby villages.
In my experience agents aren't responsive unless you are actually in their office and already living in Cyprus (to be fair, I suppose they get a lot of tourists "chasing the dream" wasting their time).
Again, in my experience, you will pay less rent if you negotiate direct with the owner.

Your suggestions are all good
We do have a chum in Tala where we can crash for a couple of weeks........you just don't know it yet Al!
And I will have my car out in Cyprus within a few days of arriving so will be able to drive around taking numbers
It is a bit of a surprise to find so little available when there are thousands of properties for sale

Just a thought ....are there any of you struggling to sell who would consider renting to us for 12 months?

It's your decision, but seems strange to base it on going to live somewhere that you have only been to 3 times, but never in the evening!!

But strangely enough, our property search was based on a circumference of an area we were willing to drive from into Limassol town for my job. We were working under the "20 minute" driving rule as laid down by our Cypriot friends so chose our areas on that.

The house we eventually rented was in a village we had only ever passed through a couple of years before and we both liked the look of it then. It actually came as a surprise when I went to view the advertised property and realised it was just around the corner from the village high street we had driven down.... we didn't know the name of the village then.

We didn't see the house or the village in the evening either - but we lived there very happily for 12yrs! The house just felt "right" for us when we visited it and it was absolutely spotless unlike the others we'd seen during the 2 days before.

However, I do understand JBs concerns as Kouklia was noted for closing the village off at times due to evening events. Is this still the case?
If it is, you could easily find yourself either blocked in or out depending where you are at the time of the "lockdown" and where the property you choose is located.

I'm sure it would be quite a novelty in the beginning but may become a trifle tiresome if it happens every week through the summer months....

We own a two bed flat in Peyia, normally it is for the use of family & friends ( & us of course :lol: ), we would be willing to help you out if your stuck for accommodation, just let us know. :)

The lock downs in Kouklia are no problem , they only shut off a few streets to traffic , and there are alternative ways around .

How did you decide to live where you live?
We have been coming out for years and have visited the Paphos region from Argaka to Aphrodites Rock .and all points in between.....Kouklia just felt right

How does anyone decide where to live

Unfortunately there is a shortage of available properties in the village

Get your friend to get some newspapers like the Paphos Post prior to you arriving. Check the classifieds.
A lot of people, especially Cypriots do not like to use agents as the agent takes the first months rent from them as a finders fee, also they don't want the tax man to find out that they have extra income from renting a property out.
Also keep driving around the Kouklia area looking for "For Rent" signs, when you see one call the number, hopefully the owner/landlord will not be too far away.
