House on Title Deeds

Hi

I have another thread running on general regarding a dispute over land that we think is ours and our neighbour has built a large stone wall on.

My other concern is that we are still waiting for our house to be put on the Title Deeds and wondered if this structure could have a negative impact on that process as it does not appear on the site plan.

Hi,
We have just been through these procedures and here is my experience:
If you have a completion certificate and are just waiting for the paperwork to add the house to the title deeds, all should be fine.
If however you are waiting for the completion certificate, then when your property is inspected it will "fail" because there is a structure not on the approved plans.

Hi Jane

You may get away with it. After we submitted an application to have our house added to the deed, two surveyors from the Land Registry checked the house and the plot boundaries.

You should register the land dispute at the Land Registry using the form at http://portal.dls.moi.gov.cy/el-gr/appl ... %CE%9D.268).pdf

The charge is €160/plot. That resolve your boundary dispute.

Hello Nigel.

The link you have added does not seem to be working, any chance you can add the link again please. I am having Boundary issues with my developer regarding my property and he will not move the boundary even though he owns the property next door which is causing the problem.

The only people that can settle boundary disputes are the land registry. You have to pay for them to come out to your plot and place boundary markers, using their GPS system..

They then notify both sides in the dispute of their decision. If you or the other party still disagree then it could be taken to court .

Thank you all for your replies and help.

Thankfully we actually got our new deeds yesterday with the house on, so it looks like we were lucky with that.

It doesn't solve the boundary dispute so will use the form provided, thanks again.
